In order to participate in these auctions you have to be there and pay in full, and that cost money. We like lots that are easily accessible and flat. I always find a few that have the best views and I’m willing to pay more for these lots at the auctions. I try to cherry pick the best locations because I want my buyers to happy with their purchase.

This is a 1.14 Acre lot in the Meadow Valley Ranchos #12 subdivision. This subdivision is just 6 miles South West from the Elko Airport. There is a lot of new development in the area and this lot is easily accessible. Although, when it rains heavily it is best to have a 4-wheel drive vehicle. Once you get to the fork in the road where Bullion road turns south, the road to MVR #12 is not maintained by the state. This is an old farm road and it is driven by homeowners in the MVR 12 subdivision. Last time I was out there, there were 2 homes in the subdivision. That was about 8 years ago. This lot is about 600 feet from a bladed crossroad. This is a very quiet subdivision with about 400 1 acre lots. There are currently about 2 homes in the subdivision. I've owned many of these lots for more than 11 years (Since 2007). There is a comforting assurance that comes from knowing that no matter what happens, I'll have a piece of land that I can drop a tent or trailer on and live peacefully on my own land. I live a life of contentment and I've learned to get by with very little. I own all of this land debt free, and because I do not have to carry large amounts of debt, I do not have to pay interest on the things I own.
What does this mean for you? It means a couple of things. One, I'm not going to try to get premium dollar for my lots. I'm going to sell them at a reasonable profit. I'm not looking to make a ton on every deal. Home runs are nice, but I believe that slow and steady plotting it a wiser choice. So, when you purchase my lots you are going to get a low price that leaves me enough profit to pay Uncle Sam his 35% and allow me to continue offering low prices and making land ownership a reality for others. Two, it means that I can afford to collect payments over the next few months so that you can make small payments that will be easier to budget.
I will finance anyone that is willing to make a commitment and a promise that they will work hard to pay off the land as quickly as they are able to do so. For lending less than 24 months we offer 0% financing. For periods longer than 24 months we charge a low interest rate, never more than CPI or standard inflation (typically 2%)
